As you can see,sales price to list price has dipped slightly since last year. Sellers are beginning to realize that price escalations that started in 2016 have cooled and buyers are no longer willing to pay top dollar. Sellers are slowly reducing prices and buyers are waiting for better values. As we begin the spring selling season, perhaps there will be a meeting of the minds. We'll see what happens.
